TriCare is recruiting a full time Asset Maintenance Planning Coordinator to be based at TriCare’s Head Office in Mount Gravatt, Southside Brisbane. In conjunction with the Property Asset Manager, you will plan for maintenance services and capital replacement of all plant, equipment, buildings and landscaping at TriCare’s aged care residences, retirement communities, and other properties, and ensure that works are carried out in a cost-effective manner.
You will have demonstrated skills and experience to perform the following duties:-
•Undertake condition assessments of all buildings, plant, equipment and grounds maintenance to ensure the current maintenance regime is appropriate and meets TriCare standards
•Ensure all maintenance tasks and deficiencies are identified and planned within maintenance and capital replacement forecast programs
•Maintain TriCare assets to achieve the service delivery objectives
•Produce scope of works, arrange quotes/tenders and manage approved projects
•Oversee and manage the engagement and performance of external contractors in the delivery of maintenance, refurbishment and capital replacement projects
•Undertake site reviews regularly, including quality and risk assessments
•Lead and coordinate the Maintenance Operators at each site in undertaking maintenance audits
•Maintain the asset management information system up-to-date with accurate information
•Assist in the development of standardised defect and condition assessment procedures
•Assist in the development of an asset management framework and service delivery strategy
•Provide support and guidance in the implementation and use of a CMMS
•Provide technical assistance to operational staff with regard to maintenance solutions
•Undertake any special projects as requested by the Property Asset Manager
•Adhering to Work Health and Safety legislation and TriCare policies
•Be available/on call for emergencies.
Your skills, knowledge and attributes will include:-
•Project management experience
•Demonstrated skills in the use & application of computerised maintenance management systems
•Qualifications in building/construction or services, and appreciation and knowledge of most trades
•Possession of a current open Driver Licence
•Ability to work in a deadline-driven environment
•Advanced level in using computers, Microsoft office suite, particularly Excel.
